The situation
An experienced developer with land near a fast-growing employment base needed to decide whether to develop modular or site-built, with a construction loan closing on a fixed date. The site has no municipal sewer, so on-site wastewater systems sized to each building's fixture count decide how the land is platted.
What Grex is running
A two-path investment analysis: modular and site-built compared side by side on hard cost, soft cost, schedule to delivery and risk, with a written recommendation that follows the numbers. Modular figures come from budgetary manufacturer pricing on the concept plans, and site-built figures from a rough order of magnitude. Both are labeled as what they are: a basis for the method decision, not a price.
The critical path is short and exact. Home floor plans set the fixture counts, the fixture counts size the wastewater systems, the wastewater evaluation gates the plat, and the plat gates the loan. Grex is securing the floor plans that start that chain.
The output is a design basis package: home types, dimensions, lot fit, foundation approach and utility interfaces, usable on either path, so design starts right the first time.
